The process of profit valuation involves various professional and sensitive steps, which are described pictorially at the end below. Using the profit approach of valuation, we take into account the last few years of financial performance of the subject property, its forecasted financial performance, and, more specifically, its detailed streams of revenue and expenses over the coming 10 years, and discount the net operating profit projections with a realistic discount factor to conclude its net present value.

Each property being valued is unique. It has several standard or special attributes that must be considered while valuing the property.
