Using the market approach of valuation, we identify the recent and relevant comparable transactions which were sold in the market, listed for sale in the market, and valued by us, make adjustments in the market comparable transactions for the subject property being valued, and then conclude the market value.
The process of residential valuation involves various professional and sensitive steps, which are described at the end below pictorially.
Each property being valued is unique. It has several standard or unique attributes that must be considered while valuing the property. These factors may include its location, size, age, condition/defects, view, positioning, upgrades, extension, and some more such attributes. We apply all the relevant adjustments to the above standard and unique attributes of the subject property scientifically, as explained in steps 5 and 6 below.
