Abu Dhabi Real Estate Overview – H1 2025
Abu Dhabi’s real estate market continued its strong upward trajectory in the first half of 2025, supported by robust investor demand, growing foreign interest, and increased activity in both off-plan and ready property segments. Total Transactions (H1 2025) In H1 2025, Abu Dhabi recorded approximately 14,180 real estate transactions, with an estimated total value exceeding AED 51.72 billion.
- Sales transactions accounted for the majority, with values surpassing AED 29 billion, primarily across Saadiyat Island, Yas Island, and Reem Island. - Mortgage and usufruct deals contributed over AED 19 billion, reflecting sustained end-user and investor financing confidence.
Market Performance Highlights
- Saadiyat Island led the emirate in transaction value, crossing AED 5.6 billion in H1 2025. - Yas Island followed with over AED 3.6 billion in deals. - Al Reem Island, Al Hudayriyat, and Mohammed Bin Zayed City also witnessed strong growth, each contributing over AED 1 billion in sales.
The secondary (resale) market showed notable strength, with transaction values rising more than 50% year-on-year, especially in established communities and completed projects.
New Project Launches
- Aldar Properties remained a key driver, launching several new developments across Yas, Saadiyat, and Shamkha. - Bloom Holding advanced the Bloom Living project in Zayed City, continuing phased development of its 4,500-unit master plan. - Over a dozen mid-to-large-scale residential projects were launched or announced during H1, focusing on sustainable design, lifestyle amenities, and investor-grade units.
Foreign Investment & Government Support
- Foreign nationals conducted over 380 property deals in H1 2025, representing 68 nationalities and contributing more than AED 1.5 billion to the market. - Initiatives by the Abu Dhabi Real Estate Centre (ADREC) and the Department of Municipalities and Transport helped increase market transparency, improve digital registration, and introduce ready-home incentives.
