Sharjah has registered AED 40 billion in transaction value across about 9,000 transactions this year so far. Affordability, family-oriented housing and expanding master-planned developments continued to support market activity.

Market Outlook: A More Selective Market Environment
The UAE real estate market remains fundamentally resilient, supported by population growth, economic diversification, tourism, foreign investment, and ongoing development.
However, buyers are becoming increasingly selective amid rising supply and regional uncertainty. This points towards a market environment where location, asset quality, pricing and investment fundamentals will play an increasingly important role in purchasing and investment decisions.
Across the emirates, individual markets continue to benefit from distinct growth drivers. Fujairah is experiencing gradual improvement through coastal tourism and infrastructure development, while Umm Al Quwain is emerging as a market of interest due to affordability, coastal opportunities, and future development potential.
What This Means for Investors and Property Owners
As the market evolves, reliable property data and informed valuation assessments remain essential for investment decisions, financial reporting and portfolio management.
Understanding differences in market performance across emirates can help investors, financial institutions, and property owners make better-informed decisions and assess opportunities with greater confidence.
