10 new Dubai property developments offering luxury amenities such as superyacht decks and crystal lagoons

Dubai property developers are having to be increasingly imaginative with the offers made to attract buyers.

An en-suite bathroom and off-street parking no longer stand out to discerning buyers in the UAE.

Not a day goes by without reports of billions of Dirhams being spent on real estate in Dubai, and across the UAE.

But with billions of dollars being spent on property in Dubai last year, and another bumper year for real estate forecast, there are high demands for buyers.

New developments boast of amenities such as private pools, personal superyacht marinas, in-house cinemas, lush parks, swimmable crystal lagoons, community farms and even a 2km-long air-conditioned walkway. One new development is even boasting the Middle East’s first fog forest.

Take a look at 10 new newly announced property developments in Dubai, Abu Dhabi and Sharjah.

Dubai Ritz-Carlton Residences, Keturah Resort, Mag
Dubai Creek villas, complete with superyacht parking, 8-bedrooms, private cinema, personal spa and a majilis have gone on sale. The Ritz-Carlton residences cost $54m (AED200m) and are part of the Keturah Resort, Mag.

Following the successful launch of eight of the 12 mansions at the exclusive resort the remaining four Sky mansions have been put on the market. Each of the newly announced mansions comprises four levels and has eight-bedroom suites, a majlis, a media room, a lounge, living and family rooms, dining spaces, and a personal office.

The mansions also have cutting-edge home automation and security systems, a premium spa, private wellness facilities, a state-of-the-art gym, and a cinema. What’s more the new Sky mansions offer home buyers a wide range of facilities, including a cigar lounge, a sky pool, and a manicured area where the magnificent main bedroom suite has a rooftop terrace with a pool.

Mama Residences Dubai
UAE’s Devmark Group and Ennismore have announced the launch of the world’s first Mama Residences to be located in Business Bay, Dubai. The luxury furnished apartments are designed by French designer El Doghaili Benjamin.

Mama Residences is the residential offering from hotel brand Mama Shelter located all around the world including Belgade, Boreax, Lisboa, London, Los Angeles, Luxembourg, Paris and more. First launched in Paris in 2008, the chain of hotels has expanded to more than a dozen countries.

The building is uniquely designed with mosaic steps, colourful walls and eccentric hanging decorations. The branded residences will have amenities including outdoor swimming pools, multi-purpose gym, outdoor amphitheatre, lounge and entertainment zone. For the younger audience, the residence has a children pool and play area. The adult entertainment zone includes multiple poolside bars and a DJ tower.

Safa One and Safa Two Towers
Dubai developer DAMAC has launched a new 83-storey building, branded by the Swiss luxury jeweller, de GRISOGONO. The development is to be located in Al Safa. The building boasts futuristic and luxurious amenities including beach inspired pools, a sapphire infinity pool that floats between the buildings, a fog forest, observatory, edge walk, glass slide and more.

The Safa Two and Safa One towers will be connected by electric cabins. A unique feature of the second tower is the ‘Ruby Heart’ inspired by de GRISOGONO’s signature rubies and the colour of change, excitement and life.’

The futuristic tower has a range of unique features, including a rooftop “tropical paradise” shrouded in mist, Dubai’s first fog forest and the highest in the world. Located above the forest, the observatory provides residents with views of the Dubai Skyline and the forest below. The tower will have four beach inspired swimming pools as well as a floating infinity pool in the heart of the building.

Sustainable City – Yas Island
Expected to complete by 2025, Sustainable City – Yas Island in Abu Dhabi will have a green spine that runs the length of the community, featuring parks, lakes, and biodomes where vegetables will be grown and distributed throughout the community.

When completed Sustainable City – Yas Island will have communal facilities, including an equestrian centre with stables, a track and two arenas, a gym, multiple swimming pools, cycling and jogging tracks, football, basketball and padel courts.

It will also feature retail and dining outlets, a nursery, a centre for autism, and a green and sustainable mosque. The family friendly development is a walkable community in the surrounds of open green spaces, walkways, and community farming plots.

Azizi Developments $5.4bn community
Azizi Developments has signed with KEO International Consultants to create a masterplan for a 15m sq ft plot of land, with 24m sq ft of gross floor area, in the rapidly growing Dubai South. The $5.4bn residential community, complete with 2km air-conditioned boulevard, cinemas, nightlife and a swimmable crystal lagoon.

When completed it will feature luxury villas, residences, commercial and entertainment space. Under the plans the new Azizi development will include a 2km-long air-conditioned pedestrian walkway.

The glass-covered boulevard will comprise shopping areas, commercial space, dining, cinemas, nightlife and underground parking says the developer. Residences and five-star hotels in the community will have access to a large swimmable crystal lagoon wand 3km of beach-like shores and distinctive water features and parks.

Cavalli Couture by DAMAC Properties
DAMAC Properties has announced the launch of Cavalli Couture, the ultra-luxury branded residences along the Dubai Canal overlooking Safa Park.

The project is a relatively low-rise 14 storey building featuring 70 units of three, four and five-bedroom duplex sky villas and duplex penthouses. Each unit features its own private infinity pool and terrace garden overlooking Dubai Canal with views of the Dubai skyline and Burj Khalifa.

The interiors of the residences are inspired by the Amazon Jungle, branded by Cavalli. Cavalli Couture’s podium level amenities include a lagoon drop-off area, a gym, spa, cigar lounge, club rooms, floating juice bar, cabanas, tropical gardens and a Cavalli-branded lobby.

Lanai Islands
Lanai Islands, which is scheduled for completion in 2026, will be the first of two private islands at Tilal Al Ghaf.

The property will include seven- and eight-bedroom mansions designed by South African architecture studio SAOTA and interior designer Kelly Hoppen.

The island consists of 13 luxury mansions, of which nine are “shore mansions” and four are “edge mansions”, located on a private island of a 1.2-kilometre crystal lagoon. Spanning more than 3 million square metres, the community will provide walkable neighbourhoods featuring high-quality villas, townhouses and apartments.

Nobu Residences Abu Dhabi
Nobu-branded residences will be coming to Abu Dhabi after the renowned hospitality firm signed a partnership with Aldar Properties. Best known for the restaurants founded by Nobu Matsuhisa and Robert De Niro, the Nobu group has since branched out into hospitality with a chain of hotels around the world.

Aldar Properties has announced that it has entered into an exclusive partnership with Nobu Hospitality to launch a new luxury hotel, branded residences, and a fine dining experience to anchor its Mamsha Al Saadiyat development. The agreement will see Aldar develop the 5-star hotel featuring 165 luxurious guest rooms and suites, including the stunning rooftop Nobu Villa.

Expected to open in 2026, the planned development includes the first branded Nobu Residences in the Middle East and the second worldwide, offering high-end, multi-bedroom sea view residences. Nobu Residences will offer raised gardens overlooking the Guggenheim Abu Dhabi, a state-of-the-art gym, a movie screening room, swimming pools, indoor and outdoor play areas, and exclusive access to a lounge, where residents and their guests can enjoy exceptional events and social experiences.

Al Mizhar 1, Al Khawaneej 2, and Al Barsha 2.
Dubai is set to get three new neighbourhoods, following the announcement of a nature-inspired development for Emiratis.

The first phase of the plan, covers a total area of 177,712,000 sq. ft. in the residential areas of Al Mizhar 1, Al Khawaneej 2, and Al Barsha 2. The model neighbourhoods will offer investment and business opportunities for citizens residing in the area through restaurants, open markets, shops, halls and sports facilities.

Each of the three neighbourhoods will have designs inspired by the environment of the UAE. The design of the Al Mizhar 1 development was inspired by the ghaf tree. The design of the Al Khawaneej 2 development was inspired by water. Al Barsha 2 development is inspired by sand dunes.

Khorfakkan Resort
A new UAE beach resort is under construction in Sharjah’s Khorfakkan.

The first of its kind project offers luxury apartments with a private beach on the eastern coast in Khorfakkan, with the advantage of freehold for all nationalities. A private beach and seafront characterise the project on the east coast with a picturesque mountain backdrop.

The project was designed with the finest modern concepts of coastal living, making the most of its privileged location, which mediates the area between the mountain and the beach. It provides views of the UAE coast, mountains, and the amphitheatre and waterfall in Khorfakkan.
